Zoopla property search UK

Well in the past few weeks this app has devalued my house by £88k which is complete nonsense. I contact Zoopla support and I get fobbed off by them trying explain it’s a new app formula the average value model (AVM) used by 85% of mortgage lenders. You create an app offer owners with the option of updating to reflect improvements made, the house value is altered accordingly and then adjusted inline with sold prices in the area, seems sensible, but then, change it to bear no reflection to the actual value of the property. There are some many negative reviews of this app now, it should be taken down completely. It currently misrepresents house values so badly it does more harm than good. An absolute joke but not for the poor home owners trying to sell their properties

The valuations on Zoopla have always been poor. Clearly they rely on data about last sold price, previous sales in the street, and possibly sales of similar sized properties in the nearby area. This doesn’t work for any house I’ve ever sold. I buy derelict houses, renovate, extend, and sell. I’ve also owned several properties that are unique to the street/area so Zoopla’s estimate doesn’t work at all. My current house has been extended to more than double its size, it was derelict and has been renovated throughout, and is on a street unique to the town. There haven’t been any sales of properties similar to ours in the last 20 years. As a result of this Zoopla shows a valuation of nearly half the value used for the mortgage. Luckily I’m staying here long term but I would be really annoyed if I were looking to sell. Ironically, the old valuation method was very close to reality, the new method knocks 50% off the value. I really hope no-one takes their valuations seriously. My suspicion is they’re trying to get more business through their valuers, I’ll just wait for them to fix their algorithms.

I have to say that I preferred the previous version. It’s mostly just due to a few minor issues, but they do make the app less enjoyable to use. In fact, it feels more like the lazy-ish port of a website rather than a specially written app. As a result, usability suffers: however, the content is still good so I guess that I will have to put up with the problems:-( Firstly, all I use are the search results. Previously I was able to view the results by just opening the app. Now I have to open the app and click on the search link and refresh the search. It’s only a couple of clicks but it’s still more annoying than than before. Secondly, the Call and Email buttons on the results detail pages are too prominent for a phone screen. I am always concerned that I will click on them accidentally and will start a call about a property that I am not interested in. As a result, I have to concentrate more and take longer navigating the page which is annoying when I want to just have a quick look. Thirdly, I have found that when I click on an image, I am not able to rotate the screen and view the image in landscape mode to see a larger image. However, I am also still able to use the two-finger reverse pinch to zoom in on the image to see more detail which is good but still not as convenient for smaller images.

I’ve been using Zoopla for the last two years. It’s one of the best apps for house hunting but I feel like there are some aspects where it could be improved. The fact that some agencies are able to share an available room as if it wasn’t in a shared accommodation it’s really annoying, specially when you’re looking for a whole flat. Also you should be able to select more filters such as more than one area to look at, number of bathrooms, terrace, garden, bills included, etc. These are some aspects that every renter wants to know immediately so it would be good to to have.

I find the Zoopla App to be one of the best, if not the best property Apps out there for finding rental properties, but there's a few things the developers/administrators need to sort out and there's always room for improvement: First, the filter for not wanting to see rooms in shared houses doesn't really work because the letting agents seem to be allowed to get away with not checking the appropriate box their end! This is really annoying and makes it extremely difficult to find the right type of property to rent within budget. Second, the App often crashes, which is just annoying! Third, it would be great if an email icon could appear next to those properties that you have emailed the agent because it's difficult to remember who you've emailed and who you haven't when searching lots of properties over many weeks, especially when it crashes a lot too.
